California is simply horrible! To think last year we completed $100k in upgrades and taxes went up only the obligatory 2%/year over the base (purchase year).
Equally horrible any time there is a decrease in value one asks the assessor to revise taxes downward, provided average neighborhood value is drawn down.
We really are fortunate.
