as you have described them, and the slight disclaimer at the end, i would choose the last - behind door #3. it sounds the best combination at this time [bang for the buck], allowing the build to get started, while giving you some time to look for an engine to obtain in the future. plus, you already have a rear, and the rest of the items sound very promising. especially the frame condition. just my opinion of course.
