You know the drill, but I'll repeat it. Go to the guy and make all sorts of excuses for making a low-ball offer, tell him you have cash flow problems or whatever. Tell him you know he could maybe get more than you are offering, but you are there today and he doesn't have to wait and see. Green dollars helps too. But, here's the most important thing; Leave him a card or something with your name, phone number, and a reminder to call you if he changes his mind or before he pulls the trigger on a deal. Put another one in the glove compartment of the pickup. Lots of times guys say no and then rethink the deal. Do not burn your bridges with the guy.
