A comfortable place to take a snooze and a spray booth to paint your stuff. A pit or in ground lift. A honed concrete floor with an epoxy clear coat finish. All overhead led lighting, no fluorescents. A sufficiently high ceiling for your lifts and vehicles to be raised on them. Automatic roll up doors. Tankless hot water heater. Love paver driveways. Alarm system with video cameras.

Adaquate drainsge to rinse down the floor,,, perhaps a slight grade to the floor to allow water on floor to drain away.

Sheet rock walls and ceiling. What's your budget?

Roof fan,,,,,perhaps skylights for improved lighting with less electrical power.


There are books and publications dedicated to super garages.

The shop is being built for me and my friends. It will have a urnial and floor drain for the friends that can't aim! Tile 4' up the wall in the bathroom so I can bleach and hose it out.

i have a 24x32 main shop/garage, plus an add on that is 14x32. i work outside because the inside is filled up with my wife's car, my charger, and my 33 dodge humpback project, plus eleventybillion tons of "stuff".......... i need a couple of guys to help me clean house.

I cleanup area. I need to redo this in my shop. I section where metal and rust can go and be easier to clean up

I have 30x40, went with 20 foot walls so I could lift my one ton service truck way up on a extra tall bendpack lift. The tall wall also left me with a healthy space for mezzanine, I built an L shaped steel mezzanine that give s me about an extra 600 sq ft of storage area.

In a "working shop", I am not a fan of in floor heat, it means you can't pin big equipment down the to the shop floor in the future. I have had floors in the past x'ray'ed and thermographed trying to locate in floor heating tubes and the locators couldn't pin point the tubes exact location or depth. If you do a lot of welding and grinding, I would forget about floor coatings as well, they get marked up pretty quickly.

I am planning a new shop, this time 30x100 with 4 bay doors instead of 2, with the doors on the long side instead of the short side like last time. I grew out of the 30x40 pretty fast once I took on some larger tools, I should have gone twice as big initially and had more windows put in. I also need more separation between my machine tools and my welding area.

Build as big as your budget allows,at BGR we have added additions 3 times and even at 15,000 sq.ft. we are needing more space.Our next addition will be 5000 ft or more.

Mine will only be 28x40 with no room to ever add on... rant
The biggest thing I noticed I needed was a place to put parts that were cleaned, painted and ready to be installed that was separate from where I was usually working and making a mess.
I set mine up to have a an 18'x28' working bay and a 22'x28' bay with a four post lift for storage of finished cars and parts. I am putting a wall between the two with 2 pocket doors that will leave me a 4' wide opening when opened and no doors to swing out and hit a car. Underneath is an 11x38 basement where the in floor radiant heating system and air compressor plus all extra storage is located.
It's not much and sure not very big but I'll make it work...
I currently have 4 cars and if I was to get another one has to go... tsk

and I can be within 1" of any tubing.. well worth the
time to do it

I generated mine using an OST program and then installed it per design. 4 runs of 300' pex and when it was finished I was within 2' on the length of each run. I should be able to locate them easily if I need too... up

Most people aren't that organized, and also the lines sometimes move doing the pour..
I have seen some people pre-plan and leave open area's for hoist pads and what not... All ok if you are the person that did it I guess and actually insulated beneath the tubing which most people forget to do... They end up with a system that never shuts down and melts the snow 4' feet out from their shop exterior wall. smile..
If you are buying a shop built by someone else, its really something to think about.. I know a couple of people with 4 post hoists that they can't pin down to the floor, every other tool they buy has to be bench mounted. When I had my dyno in one of those shops, we had to try and bolt it through the wall and it moved around with the hoist.
I really like overhead radiant heat for shops..

I insulated where the floor was going and I tie wrapped
the tubing to the wire mesh then mapped the tubing so
nothing was moving.. and yes I thought out this job...
when it comes to concrete you get 1 shot so you have to
thin it out

Looks on Craigslist for used Pallet Racks - they are great heavy duty storage.

Go overboard on lighting - I hate not being able to see in the my shop.

Do you have space for an over head or gantry crane? There are times that would be useful.

Do you have a need for some anchors in the floor for points to pull frames of secure something?

Here's my shop - it is a work in progress transitioning it from a Horse barn to a car fab shop.

I recommend radiant floor heat and an overhead crane. The overhead crane is a huge time saver. It is going to be hard for me to go back to an engine hoist when I lose this shop.

I have a small crane but I can only move it
about 10'.. I can lift a block and slide the
crane over in just basically 2 directions(east/
west).. that puts it up on top of my office/build
room.. I'm putting a shelve half way around the
shop that sticks out 2' for storage.. thats at
7' up.. IF I could get a block up there it will
be strong enough to hold it but I'd play hell to
get it there.. but that shelve should open up my
area a LOT
