Most of the service & gas stations around here either ditched the gas and went to strictly repairs or ditched the service bays and became convenience stores.

Talked to one of the last combo owners. He said the EPA caussd him to do 100k in improvements so he signed up with Shell to finance the upgrades. Before he could even pay shell back the EPA made new rules and he needed another 150k in improvements. He sold the place instead.

It is nearly impossible to afford to have just a few pumps and survive. Everything around here has at least 10 pumps to sell enough gas to pay for the constant legislation, service, and maintenance to have gas pumps.
