Some people are very good at something but no good at running a buisness doing said thing, he seems like that type, good engineer, terrible buisness man.
I think you give him too much credit. He run through a few communities over the years, Ford guys, Chevy guys, people in Europe and Aussies, even walk-in customers. Straight up thief and hack.
If the results don't match the theory, change the theory.
