I've been on the wrong end of lumber prices but now it looks like my luck is changing and I get to be on the good end of timber prices. Had a lumber guy come out and look at the trees on my property and he figures they are worth $100K given current prices. I had them appraised about 10 years ago and at that time I was told that the cost of cutting them down would be more than they were worth. So going off of that I started cutting the smaller ones and selling them for firewood. It was a lot of work and not really worth my time but I cut a few trees every year just for exercise and pocket money. Now I'm a little sad that I cut some for firewood since the trees are now worth almost $1000 each for lumber! I was getting maybe $200 tops for firewood per tree and it took a full day of hard work to cut, buck and split a tree.

Sounds like getting paid to have an acre or so cleared!

Build a shop or a small rental house on the clearing.

Yeah, the bigger trees are in the 24 to 30 inch diameter range and tall enough to get two 36 ft logs. So anything in that range is worth $1000 at current prices of $800 per thousand board ft. They also grade on how tight the rings are and how many knots are in the lumber so what you actually get can vary. I have over 150 trees on the property and most of them are worth hauling to the mill. They'll accept anything between 6 and 36 inches in diameter.

WOW.....not sure prices are that good here. I have 96 acres of woods that might have to get cut down if that is the case.

Might depend on the type of wood and the age. These are all Doug Fir trees on my property that are 40 to 50 years old. Have to check with your local mills to see what they are paying. 96 acres of mature Doug Fir in this area would be several million bucks.
