Commercial is double or triple cost for just about anything, try to hire an electrician that does commercial...or a plumber...

I'm in the roofing business in Minnesota. On a layover of that size, I'd be in the $7 - 12 per square foot range, unless there was a lot of new sheet metal to fab up and install, That might push it up another $1000 or so.
So to me, your bid seems really high. I'd shop a lot more.

$16,000. 2100sf total roof. Replace a LOT of plywood, like 14 sheets. No leaks after three years.

Thanks for all the input. My neighbor went up there with me to check it out (he's not a roofer, just a generally smart and handy guy). He checked out the roof, looked around at everything from inside and outside and pointed out to me that the roof itself looked fine but it was obvious that the skylights were leaking and the water was traveling on top of the insulation over to the walls. I took a closer look and sure enough...they are leaking.

So first things first, I suppose - seal up the skylights and replace the water-logged insulation and see if that solves the problem.

I am going to get a couple of more estimates as suggested here.

Do yourself a favor and get rid of the skylights. Most idiotic thing ever invented for a roof, be it a house or commercial building.

House we sold back in KY needed a roof. received 3 estimates. ranging from $8k to $16k
Cheapest one was a simple lay over.
top one was down to plywood and start over ( if wood needed repairs costs would rise ) with lifetime warranty shingles ( fyi, lifetime isnt really lifetime )

I wasnt putting that kind of money in the house that would never be recovered in the sale

I hired a local guy who worked for a roofer to do it on the side. Cost me right about $2200 in materials and $2000 in labor. took them 3 weekends start to finish, it was a layover.

ps, if you go this route draw up a contract for liability issues ( if they happen to fall its on YOUR insurance )
