29 squares of 3 tab roof on single story no crazy pitch.
I put the last one on.
This is a 1500sq foot home with attached garage and 12x12 patio all under roof.
I say 5 to 6k

Just had one put on our 2400' two-story with no weird angles for $6500. Had estimates that went to $8900.

3 years ago a buyer got a quote for $10,000 on a very similar house. I got it done for $5,500 so I think you're in the ball park, if we're talking 20 year, 3 tab shingles.

I will nail a Ownes Corning New Dimention with the extra heavy duty nailing strip for high wind life time not 50 year.
With th correct hip and ridge not 3 tabs cut my self for 5k materials cost.
But insurance says they are looking at it on the 10th. So wonder what a 30 year 3 tab is going for.
I bet they give me nothing after the deductable.
As they rasied it to twice as much and never said so.
I also have a claim on.the car with USAA after some lady hit the Civic at red light while waiting for it to turn green.
We will see how that goes as well.
She must have been distracted some way to not see a Rally Red car stopped at red light.
Nothing like shopping a full size FORD SUV with a Honda 2 door coupe

My insurance paid me $250-300 a square for owens corning 3 tab, 45 square. I had owens duration put on with ice and water on the whole roof on half of it, synthetic underlayment on the rest, with owens caps and starter, new valleys, drip gutter edge, and aprons, plus tear off one roof layer for $13,500, about 275 a square. Roofer said 3 tab or duration same price due to labor savings, plus that wide strip lets the less than qualified people they hire, as nobody wants to work anymore, get nail them nailed right. It was done april 2020. I say about $9000, I kinda got a covid deal as nobody was working much after the march shutdown. 15 square was 12/12 pitch, the rest was 6/12 and below.

About 8 years ago I spent THIRTEEN THOUSAND DOLLARS on a roof. I about S$%^ myself. Tear off old wood shingles. New plywood. Copper flashing. SIMPLE roof with attached garage (2000ft colonial). This was Mr Roof and their lifetime rubber shingles. When I called to get competitive quotes people actually complimented their product and said they didn't have anything similar?!?! Only other quote was for $11,000

Quick story. We had the roof done on a 1000ft ranch, rental. Young guy (30's) that I had used years before (he actually did the garage on this rental). Does the work himself. Had him install cheap 15 year shingles (I was selling it, my LAST RENTAL). There was one layer so he went over it at my request. Said he normally does't do that (anymore?). Cost was like $3000. He had the shingles delivered the day before. The truck put them on the roof. I stopped by the next morning at 9AM to talk to him. He was already into the job. I drove back by at 2 or 3pm and he was done and gone. I know that is some back breaking work but how much did he make in a day? $1-2000? Good for him!!!!

I'm in the middle of doing an overlay on our rental right now.

Single story, ~800 ft^2 on the main level (half basement room). One quote was $6500 for tear off and install. It went to $10k if they needed to put new sheathing on.

Soooo, I'm doing the overlay myself. laugh2

For the OP, I'd swag 5-10k, easy.

I'm about to do this in the next week or two. Sunday a limb fell on the roof and really did a number. Insurance job. 1200sq ft with 850 attached garage. I'm thinking 10k range around here. Not the right time financial wise but gotta get it done.

Why not metal? Mine was $4,500 for a small 1,300 SF house in NW Florida, but that was 5 years ago.

i had my 1800sqft cape cod home done last summer. it also has a extension with a flat roof on 1/2 of the upstairs.
had complete tear off on both roofs, added 6 vents to the flat roof with 50year shingles and it was a tick under $10K.

I don't need to guess, I just got a new roof last month due to hail

$13k total. 2000 sq ft house, tear off and replace with 30 year shingles., 400 sq ft shed, same. New vents, new flashing around chimney. just the house tear off and replace was $10k.

I'm looking at doing standing seam metal roof on my house next summer. The idea of buying shingles just to replace them again does not appeal. I did my pole shed in metal 6 years ago and loving it so far!

We had our house roof done with 20-25 year shingles, and the barn and garage done with metal roofing about 15 years ago. When the house is due again, it will get a metal roof.

I had a new roof put on our house back in Ky before we listed it for sale back in spring of 2017
This was a 2000 sq ft 2 story house . I dont remember the total sq ft of the roof materials wise

I had estimates from $8500 to as much as $20k if it happened all new underlayment was needed . This was the Architectural Shingles

I had a roofing guy do it on the side. Cost me $2000 plus materials , ended up in the about the $4500 range once all was said and done labor and materials . He did it on the weekends and took him and his brother 3 weekends to get it all done . This was a top over layer and not removing the one and only layer there

Cedar: 42 years and they look like they will go another 30.

I wouldn't even try to guess what it would cost to do a new 1500 sq ft house in them.

We did our house with steel. The insurance company knocked off 150.00 a year on our home owners policy.

My father grew up in a house with a slate roof, built in 1930.
House is now owned by a cousin and the slate roof is still good.

In 1984 my mother wanted to buy a newly built house with a cedar shingle roof, as were all nearby houses.
My father went along with her wishes but said many times: “Cedar shingle roof is a fire hazard and will not last long.”

In 2014 we replaced the cedar shingles because we were worried about the underlayment,
but it turned out all the original plywood was good.
Cedar shingles could have gone 5 more years, maybe slightly more.
There are still 2-3 houses in the sub-division with cedar shingle roofs, but 90% have been replaced with asphalt shingles.

4 years ago a hailstorm damaged over 20 of these new asphalt shingle roofs nearby which were replaced and paid for by insurance claims.

I just paid $242 a square for tearing off three tab and installing a Certanteed heavy laminate. Those three tabs are useless in windy west Texas. I think I got a good deal. He charges the same for three tab because the labor is harder. Even though the laminate cost more in material.

approximately 1800sqft garage and house done with steel because our 1872 original slate on the house finally gave out in multiple places, and we couldn't find anyone to repair it.
it cost a tick over 12k, which also included an addition to the roof over our deck.
we are very happy with it because it's the type of roof [i forget the name of that style] that has no exposed fasteners that could potentially cause a leak in the future.
it is also one of those "one piece" deals, in that the crew had a machine on site that formed the coil[s] to the exact length and shape needed for each piece.

Just had my 40 sq Architectural roof removed and replaced with 40 year Architectural shingles $11,000. Removed replaced and cleaned up in a day. Dumpster was on property less than 24hrs. Well worth the price.

I sometimes think these roofing companies just pull a number out of the phone book.

I've forgotten the exact size of our roof but I seem to recall it was about 30 sq +/-.

We did it about 5 yrs ago and I was getting quotes for 30 yr shingles in the $10k range installed. If you put 30 yr shingles in the house instead of on the roof you still can't get 30 years out of them. At the time shingles were about $70 a sq. I could buy steel from a supplier I knew for similar money so it's a no brainer. Called a couple of contractors to quote just the install and it's STILL $10k and I'm supplying the steel and all the assorted doodads.

I see an ad for a steel roof installed all in for 2.60ish a sq ft. He measures it up and we pick the color and profile, $8100.

Typical roofer, he says it will be done in August and he shows up in December. Lol. Did an excellent job, cleaned up all the mess and repaired a rafter and replaced part of a sheet no charge.

Best of all, it don't leak anymore.

Retired May 1st after 28 yrs in the insurance industry.. The last 11 as a catastrophe rep. Every region of the country that I worked roofers would install architectural shingle for the price of a 3 tab. Last place I worked cost was $250-265 a sq.
