I loved the oval window over the kitchen sink. However, we couldn’t find one that opened, so we went with a rectangular window.

Eric, you should try to do that next summer. It's a 130 mile north of Ludsville. Maybe we'll have finished it by then. Antrim County (where we're building) is right up your alley. It sports "five-hundred square miles of watershed." Check it out here: http://en.wikipedia.org/wiki/Elk_River_Chain_of_Lakes_Watershed The lake across the road from us is chuck full of walleye! And Torch Lake has the most beautiful colored water! Guaranteed, once you visit there--you'll say goodbye to Ludington as your prime vacation spot. I think you can go 30 plus miles one way in your boat through the lakes and canal system before hitting a damn. Torch Lake alone is 26 miles long. By the way, I’m definitely in the market for a power boat to put in one of the garage bays beside the Chally.

Bryan, I’m sure I’ll regret all the stairs someday. I must have already gone up and down them 500 times. We hope to move up there someday. And when we do, I plan to build a single story home onto the garage.

I am looking to do a similar master suite over a 2 bay garage that would be connected by a short elevated hallway to my smallish Cape Cod. I want geothermal also, but a wood stove/ pellet stove should heat what you have with no trouble.

Looks awesome! Out of curiousity, how do you plan to manaage the cold garage under the living space? Will you heat the garage too or insulate the floor? It gets quite cold here in Kansas and our walls have a blown-in insulation which does a great job filling any voids you can't get too with rolled insulation. See ya got it shingled quickly too. Once you get the roof and siding done you are in good shape for winter! Again, looks great and keep the picts coming!

One question, is there any steel in that pour???? I guess you don't get hurricanes and earthquakes like we do.
Good luck with the project, we will be up early sanding, wood oiling, routing, screwing, gluing, sawing on ours tomorrow.

We did put re-rod in the footings, and believe it or not –metal hurricane clips are required on all roof trusses by the Michigan building codes. They fasten the trusses to the walls.

That is really neat. I looked at some plans for something like that a year or so ago when my wife and I found a piece of property we were interested in buying. It was sold just mins. before we were going to make an offer and then back on the market for twice as much 10 days later. I’m hauling our camper to the place we bought from this morning. They need to replace the awning I broke this spring when I decided to empty the water that had collected on it during a heavy rain by releasing a support arm to the awning to lower one side. Not a good move! There must have been 800lbs of water that I couldn’t hold. The support broke free from my hands and slammed against the trailer. The long aluminum tube that the awning rolls around broke in half. I did $1300 dollars of damage in less than a second! My insurance company paid, but I still had to pay my $600 dollar deductible. Now I need to get a bid for the ladder damage and have them fix that. Thankfully the contractor’s insurance company is getting this bill. The damaged panels have part of the stripes to the side graphics on them. I bet the stripe package alone is big money. Not to mention the labor for changing two panels.

You were right! The rv service department wrote up an estimate to repair the ladder damage, and it ended up being over $1,700 dollars.
Sadly, I also found out the roof of our 2007 camper had been leaking. And apparently for quite some time (news to us) since some of the plywood under the rubber roof liner has rotted. They told me $700 to $900 dollars to fix that mess.

It was really nice. We knew that if we bought it. We would build a house in the not so distant future on the land. So we looked at a about 5-6 other "turnkey" places (house and shop already built). If all goes well we will be closing mid-Feb!

I have friends that built in Gladwin..Just a small little 5500 square foot cottage... ...Its beautiful and the 180 acres its on was left to them by thier rich gramps instead of giving them cash.. Anyways they built a garage under a living space and they now wish they would have made a few corrections..Insulate the heck out of the area between the garage and rooms above..Not only for fumes but if they are bedrooms above you hear freaking everything that happens in the garage when trying to sleep..We go out hunting before light and the women folk complain of the noise we make in the garage..Its a real issue in that home so take it for what it is..You have a beautiful place..!!

Did you hang the sheet rock on the garage ceiling and then blow in insulation from above?

No, the drywall went on the garage ceiling first. However, the drywallers left sheets of sheetrock off select spots, so the insulation crew could insulate. Then the insulation crew blew in the insulation from where the sheetrock was missing. They net the area with a fiberglass mesh where the drywall was missing to hold up the insulation. Lastly, the drywall crew came back and installed the missing pieces of sheetrock.

Nice job Bill. My hat is off to your wife for doing so much of the painting. I HATE painting like that!! We were going to paint our house inside back when it was built 6 years ago. I took a week & all we got done was fill & sand the nail holes in the trim & caulk upstairs. That's when I realized it was WAAAAY more work than I thought. I found a crew to paint the whole inside of the house for $2,600 - we supplied the paint. They got it done in a little over a week. Best $2,600 we ever spent.

What a great job, great looking place. Im heading to our Idaho property to pour 1680 sq ft of concrete in my new shop and then return later i the summer to enclose it. It includes and small 480 bunk house, a place to stay when we build. Your post has inspired me to get on it. GREAT JOB ONCE AGAIN. RUMBLON

Im only 90 miles North of Boise Idaho. Cambridge. Its cattle country. I have 175 acres there. Sorry for the large amount of pics, as I just cut and pasted this from another thread. But we are doing what you are doing. I own the property outright and everything I do is out of pocket.
This pole barn was gong to be just that a barn, Now the side boards are comign down and concret is going in. Them conventional framing on the pad and it wil be a shop.

Its tall grass/ cattle country and includes a approx 2 acre pond we did.
IM having one of these put in for entry way in a few weeks when the weather cleans and enclosing our pole barn that 1680 sq ft that I started a few years ago. That's my new hotrod shop. I have 3500 sq ft now, so this will be downsizing. But as I get older, les is more, except for the land.
AS you can see the grass get very tall-- cattle country and we are going to raise cattle and a few Bison in selected areas with reinforced fencing. This is at the top end of the property. Its 9/10ths of a mile long and pretty much all grass.
Northern Idaho is beautiful! My parents now live in Coeur d' Alene and my sister lives in Rathdrum.

Do you have a "view" of any of the lakes? My parents had, until they passed, a place on the West side of Torch Lake about a mile or so North of the South end of the lake. Great looking place!

The sand bar was along Chrystal Beach Road from the Bridge/Breakwater going to the East. Our place was on West Torch Lake Drive maybe a tad over half way to Deep Water Point, on the Lake. I recall that area before the Breakwater was ever installed and the Bridge was one lane. Do not ask my opinion of some of the people that partied on that Sand Bar. It is too bad neither my brother or myself could afford to have kept that place. On the other hand I did not want to listen to Jet Ski's and Wave Runner's 14-16 hours a day from May 'till September.
